What We Check During Referencing


We use several methods to build a complete and accurate picture of your application:


1. Open Banking Affordability Assessment


With your permission, we use secure open banking technology to review income and regular outgoings. This is safe, quick, and far more accurate than simply reviewing paper statements. It ensures we understand your current financial situation realistically.


2. Employment Verification


We contact your employer to confirm:

  • Your job role

  • Length of employment

  • Contract type

  • Income level


This helps us assess affordability and income stability.


3. Previous Landlord Reference


If you’ve rented before, we’ll request a reference from your previous landlord to confirm:

  • Rent was paid consistently

  • The property was looked after

  • There were no ongoing disputes


4. Credit Checks


A standard credit check will be carried out to identify:


  • Any history of missed payments

  • CCJs or IVA arrangements

  • Overall credit behaviour


Credit issues do not automatically mean a declined application, but honesty is essential.


5. ID and Address Verification


We will also verify your identity and previous address history as part of required legal and anti-fraud checks.


Be Upfront About Credit or Financial Issues


If you have had difficulties in the past - missed payments, old defaults, or anything else - it’s always best to tell us before the checks are completed.


Finding out during referencing, rather than from you, can reflect poorly and may harm the application. When we know in advance, we can look at solutions, such as:


  • Additional supporting documents

  • Savings proof

  • A guarantor
